The Vol Properties Story

Snell Ventures was formed in 2018, and Vol Properties dates to that first year. Before the manufacturing companies, before the brands and the plants, there was a small set of houses in Chattanooga, Tennessee — and much of what the firm believes about ownership was worked out there.

Affordable housing has an unfortunate reputation, and much of the time it’s earned. Rents stay low because maintenance doesn’t happen. Vol Properties was built on the premise that those two things don’t have to travel together. The portfolio is small and deliberately so: five properties, one single-family home and four duplexes, rented to individuals and families who need housing they can actually afford. Vol works within the housing voucher system, which means meeting inspections, program requirements, and timelines that some landlords decline to deal with at all.

What sets the approach apart is what happens after the lease is signed. Management is local, so a repair request reaches someone nearby rather than a call center in another state. Properties are maintained to a standard, not to a minimum. The buildings are treated as long-term holdings rather than assets to be squeezed and flipped, because the residents are neighbors and the condition of a house shapes the block it sits on.

Eight years on, the properties are still held — longer than anything else Snell Ventures owns. That’s the point. The firm doesn’t buy to exit, and Vol Properties is the proof that predates every other company in the portfolio: good business and doing right by people, running on the same track.
